Heating Requirements
Secondary suites in BC must have an independent heating system or a zoned system with separate thermostat control. The heating system must maintain a minimum temperature of 22°C (1.8 meters above floor). Common solutions: separate furnace/boiler, ductless mini-split heat pump, or electric baseboard heaters with separate thermostat.
Ventilation Requirements
The suite must have mechanical ventilation providing fresh air. Options: HRV/ERV with dedicated ductwork to the suite, exhaust fan with make-up air from the main home system (if code-compliant), or operable windows for natural ventilation (partial compliance). The BC Building Code specifies minimum CFM (cubic feet per minute) per square foot.
Fire and Safety Requirements
Fire separation between the main home and suite must meet code (fire-rated drywall, fire-stopped penetrations). Carbon monoxide detectors are required in all rooms with gas appliances. Smoke alarms on every level. The gas line serving the suite must have an accessible shutoff valve. A licensed professional should assess your specific situation.
