Furnace Heat Exchanger Warranty — What Is Covered and What Is Not

Published: July 23, 2026 — BC Wide Home Services Ltd, doing business as BC Wide Heating & Air Conditioning — Greater Vancouver, BC

Warranty Types

Heat exchanger warranties come in two types: limited lifetime (covers the original owner for life but usually excludes labour after the first 5-10 years) and standard 20-year (covers the heat exchanger for a fixed period). Both cover the part only — you pay labour.

What Voids the Warranty

No annual maintenance records, installation by unlicensed contractor, operation without a filter, use in a commercial application, flood or fire damage, and modification of the equipment. Keep your annual service receipts to maintain warranty validity.

Filing a Claim

Contact the installing contractor with model/serial numbers. The contractor inspects the heat exchanger and photographs the defect for the manufacturer. Approval takes 1-7 days. You pay labour and the manufacturer provides the replacement heat exchanger or a credit toward a new furnace.

Safety Reminder

If you smell gas, suspect carbon monoxide or believe there is an immediate danger, leave the property and contact emergency services or the appropriate gas emergency authority. Do not remain inside — exit the building immediately and call for help from outside.
